House Rules for Supported Tenants

The following rules are compulsory for all tenants. You must comply with them so as not to jeopardise your tenancy with Impact:

1. Impact Living is a supported tenancy, you must regularly access, engage and show that you require Impact’s support services on a weekly basis. We also expect all tenants to engage in education and training opportunities, wherever possible. *

2. We carry out strict checks on any information provided, any falsifying of this information could result in the loss of your tenancy or even legal action. *

3. It is of vital importance that when Impact asks you for proof of income, bank statements, formal identification, or your National Insurance number for Housing Benefit purposes, you must produce them within 5 working days. If any of your personal or financial circumstances change during your tenancy, it is your responsibility to let Impact know immediately. *

4. You are responsible for paying your rent, personal service charge and your utility bills on time and we will help you create a financial plan to do this. *

5. All daytime guests, including other tenants must leave by 12am (max. 3 guests per flat allowed at any one time). All guests must provide full photo ID on their first visit and they will be added to permitted guest list (max. 10 per tenant). *

6. Only close immediate family and friends can stay overnight and they are allowed to stay for no more than 3 nights in any given week. Overnight guests, including other tenants (max 1 person per night) must be signed/texted in at the support office no later than 8pm and they must be over 16 years old. *

7. No guests or children under 16 years old may be left in your flat when you are not there and no tenant can have another person’s child in their flat without their parent/guardian being present at all times or without a written and signed permission form from the parent/guardian (subject to agreement from Impact) *

8. For health, safety and legal reasons smoking is not permitted inside any of Impact’s buildings. You are permitted to smoke in a designated outdoor area. *

9. Using illegal recreational substances are strictly forbidden and cannot be used, brought on to, or dealt on any of Impact’s premises. Impact may drug test you if we have reason to suspect drug use. If the test is positive, you will be charged £5 for the cost of a test kit. If you refuse to take the test, we will have to assume it would have been positive. (As a supported accommodation provider, we need to understand more about any of the recreational substances you use as this will enable us to determine how we support you and how you support yourself.) *

10. Responsible alcohol consumption is permitted within your own personal accommodation and not in the communal areas or grounds. *

11. Any discriminatory, bullying, homophobic or racist behaviour or comments towards either staff or another tenant could result in a loss of your tenancy or even legal action. *

12. If it becomes necessary for Impact to evict you from your flat or to ban a person from Impact’s property, please note that you/they will not be allowed back into any of our premises at any time. *

13. It is your responsibility to keep your flat and the area outside of it safe, clean and tidy. You must also keep your keys safe. If you lose them, you will be charged a fee of £25 for a replacement set. You are not allowed to take the spare set of keys kept by Impact at any time. *

14. Excessive noise, nuisance, violence, threatening behaviour or harassment by you or your guests, either to staff or other tenants is not permitted. Please be aware that any music etc must be played at a legally low level at all times. *

15. No pets or animals are permitted on any of Impact’s premises or in your flat unless you have management's permission. *

16. Any damage caused to impact property or premises by yourself or your guests will be charged to you and could result in legal action being taken against you. *

17. The office phone is only to be used, with permission, for calls relating to your tenancy. *

18. You/your guests are not permitted to remove, lend out or steal any of Impact’s belongings from any of Impact’s properties. *

19. Appropriate footwear and clothing must be worn in any communal area of Impact’s premises at all times. *

20. At Wilfred Drive, the building is open for access between 9am and 12am (Sunday-Thursday) and 9am-2am (Friday-Saturday). Access outside of these times will only be granted in emergency situations. Please note, all fire exits are alarmed and should only be used in emergencies. *

21. If you have any guests with physical, mental or sensory disabilities it is your responsibility to ensure that staff are made aware of this in case of a fire requiring an evacuation. *

Selection and Acceptance Requirements

The applicant must be over 16 years old.
The applicant must present with a housing need and have identifiable support needs.
The applicant must show a commitment to:

Comply with the tenancy agreement / fully access the support services in conjunction with Impact’s policies and procedures.
Comply with Impact’s House Rules.

Applicants with previous rent arrears with any housing provider, or who have large debts, will have to evidence an ongoing repayment of these arrears.

Any information given on this application form will be treated with the strictest confidence and will only be used as the basis of an interview.

Appeals

Any applicant who has been declined accommodation within Impact and feels that this decision is unfair should use the Appeal Form, supplied with the interview outcome decision letter, to initiate an appeal. This will be forwarded to the Quality Assurance Manager as lead contact.

The applicant has the right to ask one other person to attend the appeal meeting if he/she feels it is necessary. The appeal meeting will fully review the applicant’s original application, with special attention being paid to the reason for appeal. Any new information from relevant sources will be taken into consideration. The appeal panel’s decision is final and will be given in writing within 7 days of the conclusion to the appeal.

Once you have completed the application

You will receive a response within 7 days to inform you if you are eligible for an interview.

An appointment will then be arranged for an interview.

After the interview, if you are successful you will be informed that you have been added to our waiting list.

When a property becomes available you will need to arrange a day to sign up.

On your move in day you will then be given an induction explaining about Living at Impact.
